@@rdollie1 No prices are not crashing for quality homes... but yes insurance is expensive both car and home insurance. And taxes creeping up. So if you want to live like the top 5% in Orlando do, expect a decent carrying cost. Still way more affordable than Miami, Sarasota, or pretty much any California city

@@sanjayparekh71 of course- I will say this area and street in particular has some of the most expensive "dirt" in all of central florida, so just the land alone would be worth a pretty penny. Not to mention the basically new 10k square foot house. Thanks to the owners for letting us show off their renovation

The lots are pretty close together unless you get one of the larger pie shaped lots backing up to trees. Then you have to put bamboo and other landscaping on the sides

This video has aged well. Im seeing more stories on the news of homeowners wishing they knew the legacy costs of installing solar on their roof and carrying the debt. Still, when priced right and done right, and if you stay a long time in the home, solar can be a benefit in Florida.

lol yeah my pool is open and we pay for some mosquito treatment. I might do the misting system as we don’t want to do the bubble cage. Phantom screens that roll down always help

This was a corner lot that was split into two, so the remaining corner is 140 feet deep by about 55 feet wide plus the right of way. so buildable area around 7500 sq foot lot, and the AC square footage is 3800. The garage we didn't film but it is huge inside and the covered lanai makes the indoor outdoor space part of the home to feel larger. The little back yard is all fenced and turf'ed

Yes I'll be EmCee at the June 20th awards ceremony for GOBA Parade of Homes Orlando this year and each category of price point has a 1st place winner and merit award winner, then the grand award goes to the best overall new build and renovation that placed 1st in their category. The lot slopes from street level to 200 feet toward lake so technically the garages are below grade. And no flooding worries here as it’s another 100 feet to the Lake which never overflows thanks to army corps of engineers levies and St. John’s water management drainage

Thanks for checking it out! Was one of the most impressive front elevations I've ever walked up to.

Central Florida does not experience the same intensity of coastline hurricanes- and this home like other lakefront in orlando is set back at least 50 feet from the lake, which has a 100 year Flood line that no house can be built near. But overall the lakes don't rise and fall that much as they are spring fed and the Army corps of engineers designed levies years ago to regulate water level. The house itself has impact hurricane rated glass and is well sealed up to a commercial standard. nothing to worry about on that front! (and another reason why we get relocations from disaster areas like ft. myers, miami, california wildfires). We are insulated here.

No such thing. I’m a catastrophe adjuster and have seen lakes and ponds inside living rooms after storms. I’ve worked CAT 5s and have been awestruck at the power of nature. Unless it would be your 2nd or 3rd home, I wouldn’t recommend having a primary home on the water. It’s not if but when the CAT will hit.

Lake Apopka has been through some rough times, but it's starting to regain it's luster. I'll admit it's a little green for my liking as far as a view, but it does provide a nice "no neighbor" lookout. The house itself has an industrial feel until you peel back the layers, then it feels like home. First impression walking up is certainly "wow what is this place"
